Following repeated failed attempts by other providers, Marpol Security was instructed to take vacant possession of a commercial property where the former tenant had made direct threats and refused to leave the premises.
FRIDAY 14TH NOVEMBER
A Marpol locksmith and dog handler (DH) arrived on site to take control of the property. The locksmith changed five locks in total, securing the premises and leaving all keys with the dog handler, who remained on site.
Local police attended the site proactively, advising that they were aware of the situation and would be available to assist if required.
A Marpol alarm engineer arrived on site to begin installing a monitored alarm system.
Direct threats were received from the former tenant, who claimed they would return with “50 lads” to forcibly regain access to the property.
The former tenant arrived at the site and was denied access by our dog handler. The same threats were repeated, and our vehicles were deliberately blocked in.
Police were called to the scene. Upon arrival, officers seized the tenant’s vehicle and, following further discussions, arrested the individual. Police later returned to take statements from Marpol operatives.
The alarm installation was completed. CCTV coverage was confirmed across both the ground floor commercial unit and the first floor flat above.
The property was fully locked down, with the dog handler remaining on site and maintaining heightened vigilance overnight.
SATURDAY 15TH NOVEMBER
Several individuals were observed loitering near the property. A neighbouring optician confirmed they were former workers. Once our dog handler made their presence known, the individuals left without incident.
A male arrived on a motorbike outside the premises. Our dog handler challenged the individual, who immediately left the area.
The owner’s cousin attended the site, requesting access to retrieve belongings. Our operative explained that all information was clearly displayed on the torts notice fixed to the shop front. He was advised to contact the number provided but informed that no access would be granted under any circumstances.
A silver Ford Focus was observed driving past the site in a suspicious manner. Our dog handler again made their presence known, and the vehicle left the area.
No further incidents reported.
SUNDAY 16TH NOVEMBER
Marpol’s steel security team arrived on site.
All ground-floor and vulnerable openings were secured.
The site was fully secured and vacated without issue.
Once the situation stabilised, Marpol also provided a quotation for full clearance and cleaning of the property, enabling the next phase of recovery to proceed with confidence.

Marpol successfully obtained vacant possession of a high-risk property, despite other providers being unable to act due to intimidation and threats. Through decisive early-morning intervention, coordinated police engagement, dog handling, locksmith services, alarm installation and steel security, the property was secured without loss, escalation or injury.
Throughout the operation, Marpol maintained firm site control, clear communication and full legal compliance, providing the client with reassurance at every stage.
